CHRISTCHURCH PROPOSED CITY PLAN
PROPOSED VARIATION NO. 95 / PLAN CHANGE NO. 1
LIVING 1A ZONE
The Christchurch City Council has prepared Variation No. 95/Plan change 1 Subdivision and Residential Use of Allotments less than 1500m2 on the Rural Boundary of the Living 1A Zone of the Christchurch City Plan.
The purpose of the proposed Variation/Plan Change is to amend the status of subdivision of allotments less than 1500m2 and residential activities on allotments less than 1500m2 on sites in the Living 1A zones that adjoin Rural 2, Rural 3, Rural 5 or Cultural 3 (McKenzie School) Zones from prohibited to non-complying activities.
The City Plan is operative in part. The proposed amendments to the City Plan are to parts that have been made operative and to parts that have not yet been made operative. Amendments to the operative parts of the Plan are by way of Plan Change and amendments to those parts of the plan that are not yet operative are by way of Variation.
Variation 95 seeks to:
(A) Amend the residential site density rule (Vol 3, Part 2, Rule 3.4.1) for the Living 1A Zone, by altering the status of residential use of allotments less than 1500m2 on the rural-urban boundary from prohibited to non-complying activities.
(B) Amend the subdivision rules (Vol 3, Part 14, Rule 4.3.2) for the Living 1A Zone, by altering the status of allotments less than 1500m2 on the rural-urban boundary from prohibited to non-complying activities.
Plan Change 1 seeks to:
(C) Amend the reasons for the rules (Vol 3, Part 2, Rule 7.2.4) for allotment size in the Living 1A zone to reflect the changes made to the rules.
The Variation/Plan Change and Assessment can be inspected during normal opening hours at any of the Council’s Service Centre offices. For details of your nearest Service Centre, please telephone 941 8999.
Any person may make a submission on this Variation/Plan Change. Submissions must be in writing and in the prescribed form (Form 5) in the Resource Management (Forms, Fees & Procedure) Regulations 2003 or similar. Forms are available from any Council Office.
Once all submissions have been received, they will be available for public inspection. There will then be an opportunity for anyone to make a submission in support of or in opposition to any of these submissions. A Council hearing will then be arranged to consider all submissions and decisions will be made.
Note: From the date of public notification of the Variation/Plan Change, the Christchurch City District Plan shall have effect as if it had been so varied.
The closing date for submissions is Monday 23 January 2006, at Civic Offices and any other Council Office before 5.00 pm.
