Three-yearly revaluations under way


Valuers are soon to complete Christchurch City’s three-yearly property revaluation, which will be dated 1 August 2004.

Councils are required to do rating valuations on all properties in the city.

The valuations are used as the basis for Council rates.

They are also a useful guide for proper ty owners and other interested parties, being impartial and independently assessed.

Rating impact

These new values will be used for rating from 1 July 2005. They will not influence this year’s (2004/05) rates.

Secondly, rates will not increase in the future by the increase in property values.

The revaluation determines the allocation of rates amongst properties.

For example, if all properties increase by the same amount, the rate allocation will not change.

Rates will change, however, where some properties increase by a greater or lesser extent than the average.

The Council’s valuation service provider is State Valuation Office, a registered valuer independent of the Council. It expects the new valuations will be released early in November, when all ratepayers (and owners) will be advised in writing of the new revaluation for their property.
